Report a rental problem in Dutch

Practise a phone call or message to your landlord. The result you need is to get a repair visit scheduled. This lesson turns that one real-life task into Dutch phrases, two answer models and a recording routine.

Read the situation like the listener

A landlord or housing manager needs the fault, its duration, your availability and the action you want. The immediate difficulty is that the heating has not worked for two days. The useful fact that changes the conversation is this: you are home tomorrow after 3 p.m.. Open with the housing problem before describing how uncomfortable it feels. A concrete date and access window make it easier for the listener to arrange a technician.

Six Dutch phrases and their meaning

1. 01 Ik bel over een probleem in mijn woning.
   I am calling about a problem in my home.
2. 02 De verwarming werkt sinds maandag niet.
   The heating has not worked since Monday.
3. 03 Het is vooral 's avonds erg koud.
   It is especially cold in the evening.
4. 04 Kunt u een monteur sturen?
   Could you send a technician?
5. 05 Morgen ben ik na drie uur thuis.
   I will be home tomorrow after three.
6. 06 Wilt u de afspraak per e-mail bevestigen?
   Could you confirm the appointment by email?

Read each Dutch line once with its meaning visible. Then cover the English, keep the function and replace the time, person and requested action with your own details.

Choose information that earns a response

For this housing conversation, name the concrete housing issue, its effect and the access or timing needed for a workable solution. Avoid describing frustration for a long time before the listener knows what is broken, when it began or what action you need. If one Dutch word disappears, describe it more simply and continue; the listener still needs the problem, the decisive detail and a next action.

Two Dutch answer models to adapt

Compare the recording with the model by function, not by identical wording. First check whether purpose, concrete detail and next action are all audible.

Make the task harder without changing its purpose

Four recording rounds

1. Round 1: Give the complete message in no more than twenty seconds.
2. Round 2: Repeat with a different day, place and reason.
3. Round 3: Let the first solution fail and offer one practical alternative.
4. Round 4: Listen once and replace exactly two vague words.

Change the facts and answer again

Change the heating fault to a leak, broken window or unsafe socket, then choose a realistic time when somebody can enter the home. This second version tests whether you can transfer the message instead of reciting it. Add one plausible listener question and answer it without restarting.

Check the outcome

• The listener knows within two sentences why I am speaking.
• My detail can be checked or acted on.
• The proposed solution fits the problem.
• My final sentence invites a useful response.
• I included this required detail: you are home tomorrow after 3 p.m..
• I finished the message before correcting pronunciation.
